Where is the best place to invest in property overseas right now?
Cyprus is certainly one of them…
An island country in the Eastern Mediterranean Sea, with a rich history spanning more than 10,000 years, this is one of the oldest civilizations in the region.
It’s got museums, historical sites, monuments, and galleries, plus delicious and healthy cuisine and fantastic beaches.
Because of its unique geographical position—at the crossroads of three continents—the country is a multicultural, multilingual, and multireligious place.
As well as attracting sun worshippers, Cyprus has a strong casino industry (hence its reputation as the “Las Vegas of the Mediterranean”) and a burgeoning medical tourism sector. All of this means an increase in demand for tourist accommodation.
Here, you get all the perks of a Mediterranean lifestyle but at a much more attractive price. Cyprus has all the right ingredients for a dream retirement and fantastic investment opportunities.
I’ve even invested here myself. My unit went from pre-construction to rental ready in exactly three years, and is now worth twice what we paid for it.
Our area of interest on this island right now, with low capital entry points and double-digit net rental yield potential, is the western part. It’s arguably the most beautiful area of the island, boasting incredible castles, colonial villages, and miles of sandy beaches.
This area of Cyprus is a strong contender for a retirement destination, a second home, and property investment.
Beautiful and underrated, with a favorable climate, affordable property that gives you high (and fast) returns on investment, a low cost of living, and a standard of living that is up to par with what you would get back home, Cyprus is the best value on the Mediterranean.

Cyprus, A Hidden Gem
Hi, I’m Kat Kalashian for Live and Invest Overseas. If you’re from North America, Cyprus may not be a place you know much about—and that is exactly why it stands out. This Mediterranean island has long been a favorite beach destination for Europeans, especially British buyers and holidaymakers.
Cyprus combines warm weather, a laid-back Mediterranean lifestyle, and attractive real estate opportunities. For many people, it remains an overlooked destination compared with more familiar markets in southern Europe.
What Cyprus Is Like
Cyprus sits in the far eastern Mediterranean, offering year-round sunshine, blue water, and hundreds of miles of beaches. English is widely spoken across the island, making it one of the easier places in the region for English-speaking expats to navigate.
The food reflects the island’s position between Greece and Turkey, with a cuisine built around fresh fish, salads, aromatic coffee, and simple Mediterranean ingredients. Local markets are filled with fresh fruit and regional specialties, and traditional desserts often feature candied fruits and rich syrups.
The scenery is another major draw. Cyprus offers coastal landscapes, flower-filled valleys, mountain ranges, and even winter skiing in higher elevations. It is one of the few Mediterranean destinations where beach life and mountain life can exist side by side.
Cyprus is also known for affordability compared with many other parts of Europe. Day-to-day life, dining, and lifestyle costs can be lower than in better-known Mediterranean destinations.
One important point to understand is that the island is divided. The Republic of Cyprus occupies the southern part of the island, while Northern Cyprus lies to the north. This division affects currency, real estate, and how the market works for residents and investors.
The Highlights of Cyprus
Cyprus offers the classic Mediterranean lifestyle at a comparatively accessible price point. Its location at the crossroads of major civilizations has left it with castles, ancient ruins, historic villages, and a remarkable mix of cultural influences.
The island’s beaches, mountains, and villages are some of its strongest lifestyle advantages. In the northern part of the island in particular, many areas remain less developed and more visually preserved than some of the more built-up southern resort zones.
Cyprus also has a strong education sector, with universities that attract a large international student population. This creates year-round activity and supports steady housing demand in certain markets.
Tourism is another major driver. The island welcomes millions of visitors each year, supporting a strong short-term rental sector and reinforcing demand in coastal areas.
Revealing Cyprus’s Investment Potential
Cyprus has attracted attention as a real estate market because of its combination of relatively low entry prices, strong tourism demand, international student demand, and long-term development potential.
In recent years, certain parts of the market have seen substantial appreciation, particularly in areas where early buyers entered before new waves of construction and international interest accelerated prices.
The appeal for investors lies in a combination of lifestyle and numbers. Buyers are not only looking at rental potential, but also at the possibility of capital appreciation in areas that remain less saturated than traditional southern European hotspots.
My Experience Investing in Cyprus
My husband and I invested in Cyprus in June 2022 after visiting the island for the first time. We were especially impressed by Northern Cyprus, both from a lifestyle perspective and from an investment standpoint.
We purchased a pre-construction penthouse loft east of Kyrenia for £87,825. As the development progressed, comparable completed units and similar apartments in the area began listing and selling at substantially higher prices.
For us, the experience highlighted why Cyprus has drawn investor attention in recent years: relatively low entry points, new development activity, and a market that appeared to be gaining momentum.
Can Anyone Invest in Cyprus?
For many foreign buyers, Cyprus can be an accessible market to enter, especially compared with some more heavily regulated or more expensive European destinations. That said, real estate transactions abroad always require careful due diligence, trusted local legal guidance, and a clear understanding of ownership structures and jurisdiction-specific rules.
Anyone considering investing should work with qualified local professionals and understand the legal, tax, and practical implications before committing to a purchase.
Why Cyprus Makes Sense
Cyprus combines lifestyle appeal with geographic advantage. The island offers a Mediterranean climate, deep historical roots, and a multicultural environment influenced by Europe, Asia, and the Middle East.
Although it is an island, Cyprus is large enough to provide variety in daily life. There are multiple cities, coastlines, mountain regions, and easy connections to nearby countries such as Greece and Turkey.
This mix of history, access, climate, and diversity helps explain why Cyprus appeals not only to vacationers and retirees, but also to property buyers and long-term investors.
The Best Area for Investment
Some of the most interesting investment opportunities have been identified in the northern and western parts of the island, where entry prices have traditionally been lower than in more established Mediterranean resort markets.
One of the practical advantages often mentioned is the contrast between local living costs and real estate pricing. In some areas, everyday expenses can be relatively affordable, while property values are commonly denominated in stronger currencies such as British pounds or euros rather than local currency. For buyers, that can make the market more attractive from a pricing and risk-management standpoint.
Tourism, student housing demand, casino tourism, and broader visitor growth have all contributed to the case for these parts of the island. Areas that remain less developed have drawn particular interest because buyers see room for further appreciation as infrastructure and international visibility grow.
How You Can Invest in Cyprus
Cyprus offers a range of property types for buyers, from studio apartments and resort condos to larger penthouse units and lifestyle-oriented developments with amenities such as pools, gyms, restaurants, and concierge services.
For investors, one of the attractions of some newer developments is the availability of management support. In certain cases, developers or associated management teams can help handle rentals, guest services, and day-to-day property oversight, making the investment more hands-off for overseas owners.
As with any international property purchase, the key is to evaluate the opportunity carefully, review the legal structure, confirm realistic rental assumptions, and work with reputable local professionals before proceeding.
